Leavenworth Cabin on the Ohio River

Let’s take a look at one of our favorite shoots in Crawford County. This was a 2 bed 2 bath cabin in Leavenworth, IN. It had some of the most incredible views of the Ohio River so we really wanted to make sure that was highlighted in a lot of the pictures.

The Importance of Aerial Drone Photography

The power of aerial real estate photography is that it is able to show so much more information in a single photograph to the viewer in comparison to a ground photo. From the ground camera, this home looks a lot like other homes. Nice landscaping in the front, garage spaces, and a lovely front porch to sit on. However you aren’t able to show this homes #1 selling point from the ground. We took our DJI Phantom 4 pro drone up into the sky by a licensed drone pilot to show the house and the view of the river in the same photo. This photograph was an absolute winner and grabs viewers attention right away.

Beautiful Interior Photography

One of the things that separate our photos from other photographers is our interior real estate photography. We capture the inside of the home from multiple angles and make sure to highlight the best parts of the home. As we mentioned before, the top selling point of this home was the view of the river. You might think it is impossible to capture that from inside the home, but we make sure the outside views are on full display when looking at our interior photos. We call them “window pulls” which greatly enhances the view out the windows while also being able to see the inside as well.

Entertaining Spaces

Another major selling point of this home was the outdoor entertaining/living areas it has. It had a huge back deck that overlooked the river. We made sure to capture both of these areas with the same level of detail and focus as the living areas inside. These spaces are key points of interest to separate it from other homes on the market.

Cleaning, Staging, and Prep Work

This homeowner did a fabulous job getting the house cleaned up and ready to shoot. The staging, cleaning, and prep work before the shoot is often one of the most overlooked parts of professional real estate photography. We try to focus on areas being clean, bright, and free of any clutter. This will help rooms feel and look much bigger in the pictures. This home was located in a neighborhood, and our general rule of thumb is drone photos are not needed when homes are situated so close to each other. However, this home sat up on a hill so in order to get level with the home to shoot it straight on drone photography was needed.   These high and wide aerial drone photographs are also a great way to showcase multi-level backyard entertainment areas.

One of the main selling points of this home was the backyard and the enormous deck. With a combination of aerial drone photos and ground photography we were able to capture this backyard entertainment paradise in its entirety, For real estate listings that deserve a little bit extra marketing behind them, twilight real estate photography is a great option. It was a perfect fit for this listing because the backyard, deck, and firepit area really come to life during sunset.

The home was nestled behind a long wooded driveway which was important to showcase using aerial drone photography. The drone was also able to capture the full 7 acre property and we drew property lines to give buyers an idea of what they are getting. Leading Lines

We love drawing eyes into a photograph. What does this mean? You can see in our pictures we decided to photograph walkways, front porches, and open doorways to “lead” the view through the house and make it feel as if they are walking through the home when they scroll through the listing photos.

Perspective

Real Estate Photography shouldn’t always be about showing one room at a time. When talking to buyers viewing other listing photographs, we’ve heard them say things like – “The pictures looked good, but I wasn’t really sure about the layout of the home” . We believe it is important to show multiple angles of the same room to give the viewer a better understanding of the space and its surroundings. Often times, you will see our pictures showcase how one room leads to another (for example) show how the kitchen connects the living room or where the guest bath is located in relation to the bedrooms.

Getting Your Home Ready For Professional Real Estate Photography

Clear counters and clutter around the house

It seems simple, but clearing your kitchen counters will make the kitchen and surrounding areas look so much bigger. Some decorative items are okay to stay. Removing any major clutter areas in the home will make the place look clean, clear, and ready for a new owner. 

 

Remove cars from driveway

When shooting the exterior, the front of the house should be the main focus. Not the car that’s parked in the driveway. If you have a garage, please park it in there or pull it off to the side at the top of the driveway.

 

Turn all inside lights on and all fans off

Please have all of the lights turned on inside the home. This will make the space look nice and bright for the pictures. Any movement in the photos can create a motion blur in the photos. For this reason, it is best to turn off all of the fans inside the house. 

 

Replace burnt out light bulbs

Double check that you don’t have any burnt out bulbs in your light fixtures. This will help with the overall brightness of the area and will improve the look of the final pictures. 

 

Clean and clear bathroom areas

Please clear personal hygiene items from your bathrooms. Removing clutter will make the place look clean, clear, and ready for a new owner. 

 

Open window treatments

Opening up window treatments lets in so much more natural light and can really help make the space look bigger and brighter. 

 

Beds made

Double check that all beds are made in each bedroom. 

 

Remove pet items

Some homebuyers can be allergic to animals or don’t care for pet smells. Cleaning up and putting away dog toys and other pet related items is a good idea. 

 

Tidy landscaping and patio areas

Curb appeal is real – and it can greatly impact buyers opinion on the property and the final sale price. Please try to clean up any yard trash, tools, and other outdoor clutter.

Probably the most important thing to have for the wedding photographer and videographer is a detailed timeline of when events are happening on the wedding day. This does not have to be followed to the exact minute, but having your day outlined and timestamped is essential to having the day run smoothly. Below is an example timeline. 

Audio in Wedding Videography

Good meaningful audio really shines in the best wedding videos. Personally written vows to each other are always a great choice and really put that personal touch on the wedding videography. Other audio options include written letters to each other before the ceremony, the officiant’s audio during the ceremony, and any speeches and toasts that happen during the reception. 

 

First Look

Doing a first look is a great way to create some additional special moments with just the two of you. A lot of the wedding day you’re surrounded by other people. Sometimes it’s nice to get that extra time together and often creates some really touching moments before the ceremony. It also helps get out some of those pre-ceremony jitters (: 

First looks are becoming more popular to see in modern weddings but by no means is doing a first look required. I’ve had couples not do first looks and the couple was still very happy with the final video.
